Cooling Advisors Care AC Preventative Maintenance Plan
- Condensate drain lines cleared and drain pans treated for algae
- Inspect, adjust, and calibrate operating controls
- Flush condenser coils with water (if water is available)
- Take operation readings
- Check for proper refrigerant charge and pumping capacity of compressor
- Visually inspect for refrigerant leaks
- Change all filters
- Take voltage and amperage readings
- Check mechanical action of contactor and condition of the contact points
- Check electrical connections
- Grease/oil bearings as needed during routine inspections
- Inspect and adjust safety controls and check operation of heat

- Inspection of all exterior valves, including hose bibs and main shutoff
- Confirming updated backflow inspection, if applicable
- Visual inspection of the water heater tank
